Mortgage Qualification, Explained
Can I Qualify?
Qualifying for a mortgage depends on your income, debts, credit history, down payment and the lender's requirements. This section explains how Canadian lenders evaluate buyers in plain language. It is not a pre-approval, an approval or a guarantee that you will qualify.
The Mortgage Stress Test
Most Canadian buyers must qualify at a higher rate than the one they actually pay. As of 2026, the qualifying rate is the greater of your contract rate plus 2 percentage points, or the 5.25% floor. Lenders check that your income and debts can support the payment at that higher rate, which is part of why an affordable-looking payment is not the same as an affordable-for-you payment.
Debt Ratios Matter
Lenders look at your gross debt service ratio (your housing costs, including mortgage, property taxes and heat, compared with your gross income) and your total debt service ratio (all debts, including car, credit cards and student loans, compared with gross income). General guidelines are roughly 32% to 39% for housing and 40% to 44% for total debts, depending on the lender and whether the mortgage is insured.
Credit and Down Payment
Your credit score, payment history and the source of your down payment all play a role. Lenders verify where your funds come from, and some programs allow gifted down payments from immediate family. A strong credit profile and a documented down payment make the process smoother.
What You Can Do Now
- Review your credit report and correct any errors
- Pay down revolving debt and avoid new large purchases
- Save and document your down payment source
- Get pre-approved so you know your borrowing power
